How it works

We start with a practical, onsite conversation. Many property owners run into questions they are not sure how to handle. A nest in a tree. A creek running through the property. Plans to subdivide or build. Or just a sense that something might be important, but no clear way to confirm it. This service is a simple way to get an informed first look.

We come out to your property and walk it with you.

The focus is on understanding your questions and giving clear, practical input as we move through the site. It is not a formal assessment. It is an early-stage look at what is there and what it might mean.

Most visits are about 1 to 2 hours on-site. Afterward, you receive a short follow-up email that summarizes key points and next steps.

This type of visit is especially useful when you are trying to understand what might be required before taking the next step. Common situations include:

  • A raptor nest is on your property, and questions about what is allowed
  • A creek or wetland and uncertainty around setbacks or use
  • Considering a property purchase and wanting to understand constraints
  • Early planning for rezoning, subdivision, or development
  • General interest in the ecological value of a property or woodlot

In many cases, a short visit can help determine whether more detailed work is needed, and what that would involve.

What you get out of it

As we walk the property, we look at both concerns and opportunities.

We identify features such as streams, wetlands, and wildlife habitat. We look for signs of use, change, or sensitivity, and flag areas where permits or regulations may apply based on what is present. We also point out what is working well, which is often just as important. For example, this might include areas with stable vegetation, healthy riparian cover along a creek, or existing habitat that is already supporting wildlife.

You leave with a clear starting point. The follow-up email is short and direct, and typically includes:

  • Key observations from the site visit
  • Any immediate concerns or risks to be aware of
  • Notes on potential regulatory triggers or constraints
  • Practical next steps or options moving forward

What this does not include

This service is not a substitute for formal assessments or reports.

It does not meet requirements for permits, regulatory approvals, or professional sign-off. If your situation involves protected wildlife habitat, riparian setbacks, or development approvals, a detailed assessment by a qualified professional may still be required. We will let you know if that is the case and help you understand what would be needed.

Cost and booking

The consultation is offered at a flat rate of $500 + GST. This includes travel within about one hour of our team.

We currently offer this service in areas where our staff are based, including:

  • Kootenays (Nelson, Krestova, Kimberley, Trail, Castlegar)
  • Columbia region (Golden)
  • Coast (Victoria, Burnaby, Nanaimo, Maple Ridge, Galiano Island)
  • Interior (Prince George)

If your property is outside these areas, we can still help, but travel costs may apply. We will confirm this with you before booking. Staff may not be available in some areas depending on ongoing projects.
